Chapter 10 - The Unopened Safe in the South End Warehouse

The winter air at Charlotte-Douglas International Airport was biting, damp, and raw as I stepped through the sliding glass doors into the passenger pickup lane[cite: 21].
It was forty-eight hours after I received the courier in Óbidos[cite: 21].
A black town car sat idling at the curb, its wipers sweeping away a thin glaze of freezing rain[cite: 21].
Arthur Vance stepped out from the passenger side, wearing his heavy charcoal wool overcoat, his silver hair ruffled by the damp wind[cite: 21].
He didn't offer an apology for my interrupted vacation[cite: 21].
He simply took my rolling suitcase, placed it in the trunk, and opened the door for me with a grave, unhurried nod[cite: 21].
"You made good time from Lisbon, Diane," Arthur said, settling into the front seat as his driver accelerated toward Interstate 77[cite: 21].
"I had eight hours on the flight to read every line of the Chatham County filings, Arthur," I answered, leaning back against the leather seat[cite: 21]. "Where is the secondary safe right now?"
"In the evidence vault at the Mecklenburg County Sheriff’s Department," Arthur replied, turning around to face me[cite: 21]. "Judge Evelyn Morrison signed an emergency impoundment order at two o'clock yesterday afternoon[cite: 21]."
"Has anyone cracked the combination?"
"The locksmith drilled the secondary lock at eight-thirty this morning," Arthur said, handing me an encrypted thumb drive[cite: 21]. "The sheriff's forensic team pulled sixteen gigabytes of scanned documents and thirty-two original physical instruments[cite: 21]."
"What did Robert Hayes pledge to the Atlanta syndicate?" I asked, my voice deadly level[cite: 21].
"Robert Hayes didn't pledge his own capital," Arthur explained, pulling a certified land registry deed from his leather briefcase[cite: 21]. "In 2022, Cassandra convinced Derek to execute an amendment to the Overstreet Family Land Trust[cite: 21]."
He pointed a finger at the corporate signature block[cite: 21].
"The amendment asserted that because Leonard passed away without a formal agricultural succession plan, the one hundred and forty acres in Chatham County defaulted to the surviving male heir—Derek[cite: 21]."
"My husband’s will was probated four years ago in Raleigh, Arthur," I said, cold fury sharpening every syllable[cite: 21]. "Leonard left the fee-simple title exclusively to me, with a testamentary remainder to the grandchildren's trust[cite: 21]."
"They didn't file the amendment in North Carolina, Diane," Arthur said grimly[cite: 21]. "They registered the amended entity in Fulton County, Georgia, through a corporate shell company managed by Robert Hayes's brother-in-law[cite: 21]."
"A Georgia shell," I murmured, the calculated architecture of the fraud locking into place[cite: 21].
"Then they took the Georgia registration to Vance-Sterling Commercial Holdings in Atlanta, secured an eight-hundred-and-fifty-thousand-dollar mezzanine loan, and wired the proceeds directly into an offshore account in the Cayman Islands[cite: 21]."
"And Cassandra used the cash to float her lifestyle in Charlotte while Derek took night shifts at the lending desk," I said[cite: 21].
"Not just to float her lifestyle," Arthur revealed, his jaw tightening into iron[cite: 21].
He pulled a fresh printout from his folder[cite: 21].
"Look at the wire transfers executed on December tenth—the day before you flew to Portugal[cite: 21]."
I scanned the ledger entries[cite: 21].
Two wires, each for two hundred thousand dollars, had been transmitted from the Cayman account[cite: 21].
The recipient was a real estate title company in Hendersonville, North Carolina[cite: 21].
And the property being purchased under an unlisted land trust was a six-thousand-square-foot luxury mountain estate in the Blue Ridge Mountains[cite: 21].
The buyer listed on the contract was not Derek Overstreet[cite: 21].
The buyer was Renee Hayes[cite: 21].
Cassandra’s mother[cite: 21].
"They bought a mountain home for Cassandra’s parents with Leonard’s farmland," I said, my voice barely above a whisper[cite: 21].
"They bought the mountain home, and they scheduled the closing for tomorrow morning at eleven o'clock," Arthur confirmed[cite: 21].
"Where are Derek and Cassandra right now, Arthur?"
Arthur looked at his watch[cite: 21].
"They are currently sitting in the private dining room of the Quail Hollow Country Club," Arthur said, a dry, cold smile touching his lips[cite: 21]. "Hosting an early holiday luncheon for Renee's social committee[cite: 21]."
I turned to the driver[cite: 21].
May you like
"Driver," I said calmly[cite: 21]. "Take us to Quail Hollow[cite: 21]."
