Chapter 17 - Eviction Notice

On Saturday morning, Elmhurst Lane was radiant under the late-spring sun. The dogwoods were in full bloom, casting soft pink shadows across the wide brick driveway.

It was Evelyn’s favorite time of the month: the first weekend of June, when she hosted the Elmhurst Historical Society’s annual garden committee tea. For decades, Evelyn had used the house as her personal stage, portraying herself as the grand matriarch of one of the county’s oldest founding families.

At ten-thirty in the morning, fifteen prominent local women were gathered on the wraparound veranda, sipping Earl Grey from Eleanor’s antique porcelain and nibbling cucumber sandwiches, when a black sedan pulled up the curved drive.

A uniformed deputy sheriff stepped out, followed by Marcus in a tailored gray suit, carrying a manila envelope stamped with red county seals.

Evelyn, holding a bone-china teacup, froze at the top of the porch steps. "What is the meaning of this? This is a private residence! Officer, remove these people immediately!"

The deputy sheriff didn't hesitate. He walked up the stone steps, tipped his hat politely to the stunned society matrons, and turned directly to Evelyn. "Are you Evelyn Vance?"

"I am Mrs. Vance, yes, and I demand—"

"Evelyn Vance, you are hereby served with an official Notice to Vacate and Demand for Immediate Possession, issued pursuant to the Eleanor Vance Irrevocable Trust and confirmed by the County Court of Common Pleas," the deputy announced in a loud, resonant voice that echoed across the quiet neighborhood.

A collective gasp swept through the garden committee. Several women set their teacups down with sharp clatters.

"What?" Evelyn stammered, her face turning crimson. "This is an outrage! I own this house! Harold Vance is my attorney—"

"Harold Vance withdrew from your representation forty-eight hours ago, Mrs. Vance," Marcus said calmly, stepping forward so every woman on the veranda could hear every word. "And according to the recorded deed in trust on file with the county recorder, the sole fee simple owner of this property is Claire Vance. Your permissive occupancy terminated upon your breach of trust conditions. You have thirty days to remove your personal effects. On July first, the locks will be changed by order of the sheriff's department."

"Claire?" whispered Mrs. Abernathy, the committee chairwoman, turning to Evelyn with wide, horrified eyes. "Claire owns the estate? Evelyn, you told us Claire was estranged and that you bought out her share decades ago!"

"She's lying! They’re all lying!" Evelyn shrieked, dropping her teacup. The fragile porcelain shattered against the slate floor, splattering tea and sugar across her white linen skirt. "Get off my property! Marcus, you tell my daughter she is cursed! She will rot in hell for this!"

"July first, Mrs. Vance," Marcus replied with immaculate professional courtesy, handing the red-stamped documents to her shaking hands. "Any items remaining on the premises after that date will be deemed abandoned and sold at public auction to offset back property taxes."
