Chapter 4 - The Corporate Reckoning

While Daniel was dealing with Lauren at the airport, I was sitting in the executive conference room of Sterling & Hart Development—a major commercial real estate conglomerate and the primary financial backer of Whitmore & Lane.
For years, Patricia Whitmore had acted as though her agency was an untouchable dynasty. What she didn't know—and what I had discovered through my father, who was a retired senior partner at a corporate audit firm—was that Whitmore & Lane was drowning in hidden debt.
To maintain her lavish lifestyle, her country club dues, and her fleet of leased luxury cars, Patricia had been illegally dipping into escrow accounts, cross-collateralizing client deposits, and violating state real estate trust regulations.
Sitting across the polished mahogany table from me were two senior executives from Sterling & Hart, along with their lead corporate counsel.
“Mrs. Whitmore’s financial disclosures are a disaster,” the lead attorney, Marcus Vance, said, sliding a thick binder of forensic audits across the table. “She has been operating a financial house of cards for at least four years. If we pull our commercial credit line today, Whitmore & Lane will declare bankruptcy before the end of the week.”
I opened the binder, scanning the columns of numbers. Every single illegal transfer, every falsified audit log, and every fraudulent escrow withdrawal was documented in crystal-clear detail.
“Do it,” I said calmly.
“Excuse me?” one of the executives asked, looking surprised. “If we pull the line of credit, it will trigger an immediate receivership. Patricia will lose her agency, her license, and her social standing overnight.”
“She chose to build her legacy on deceit, manipulation, and cruelty,” I replied, looking up with absolute, unyielding calm. “She wanted a war. She wanted to crush my family because she thought we weren't good enough for her bloodline. Let her see what happens when the foundation she built turns out to be made of sand.”
By 3:00 PM that afternoon, Sterling & Hart issued a formal default notice to Patricia Whitmore, freezing all corporate accounts, revoking her agency’s operating license, and turning over the forensic audit directly to the California Department of Real Estate and the San Diego District Attorney’s office.

By 4:00 PM, news of the impending collapse of Whitmore & Lane had rippled through the San Diego country club circuit faster than wildfire.
And by 5:00 PM, Patricia Whitmore’s phone was ringing off the hook with calls from lawyers, investigators, and panicked investors demanding to know where their money had gone.
