Chapter 4 - The House of Cards

The downfall of Vance Development Corp did not take months; it took seventy-two hours.
By Thursday morning, news of the revoked BPI credit facility had leaked to the financial press. The Philippine Daily Inquirer ran a front-page business column titled: "Vance Development Faces Insolvency as Flagship Salcedo Tower Construction Halts."
The construction workers at the Salcedo site walked off the job after their weekly paychecks bounced. The structural steel supplier executed a formal commercial seizure of the site's heavy machinery.
And at the Vance estate in San Lorenzo, the domestic reality had turned into a nightmare.
Without the credit lines from BPI, the family’s personal accounts were frozen by their primary creditors. The three domestic staff members—the cook, the driver, and the head housekeeper—who had worked for the Vance family for five years, packed their bags and left after their monthly salaries failed to clear.
At 3:00 PM on Thursday, Doña Victoria stood in her own kitchen, staring in absolute, paralyzed horror at the stainless-steel sink.
Piles of dirty dishes from three days of takeout meals were stacked four inches high. The air was thick with the smell of spoiled food, sour milk, and unwashed porcelain. Flies buzzed near the window.
In the living room, Eduardo sat in the dark, surrounded by legal notices, debt demand letters, and formal notices of asset attachment.
Julian walked into the kitchen, wearing a wrinkled shirt, holding a broom he didn't know how to use. He looked at his mother, his face pale, hollow, and exhausted.
"Mom," Julian rasped, his voice breaking. "The driver left. The Mercedes is out of gas. And the bank just sent a notice that the house mortgage is three months in arrears."
Victoria turned around, her manicured fingers trembling violently as she grabbed the edge of the greasy counter. "Call her, Julian! Call that girl! Tell her we’ll apologize! Tell her she doesn't have to clean anything! Tell her we'll hire five maids! Just get her to release the money!"
"She won't answer, Mom!" Julian screamed, slamming the broom against the floor so hard the handle snapped in two. "She isn't coming back! Her lawyer sent the final annulment papers to my office an hour ago! She’s liquidating our commercial options! She’s buying our debt from BPI!"
Victoria’s breath hitched. She clutched her chest, her face turning a dangerous, mottled purple. "She’s... she’s buying our debt?!"
"Yes!" Julian wept, sinking onto a kitchen chair. "Her father’s firm bought the senior mortgage note on Vance Tower for sixty cents on the dollar! Sofia owns the construction site now, Mom! She owns everything!"
Before Victoria could speak, the front doorbell rang—a loud, persistent chime that echoed through the silent, dirty house.
Julian stumbled into the foyer and pulled open the heavy oak front door.
Standing on the porch was not Sofia.
It was Attorney Sarah Lin, accompanied by two uniformed sheriff's deputies from the Makati Regional Trial Court and a senior commercial appraiser carrying a digital tablet.
"Good afternoon, Mr. Vance," Sarah said, her voice smooth, professional, and entirely devoid of warmth. "We are here to execute the judicial attachment order issued by Judge Maria Santos under Civil Case No. 2026-409."
Julian stared at the sheriff's deputies. "Attachment order? For what?!"
"For the four hundred and fifty thousand dollars in corporate funds that your father illegally transferred from Vance Development Corp's operational accounts to fund your wedding gift," Sarah explained, pulling a certified court order from her leather briefcase. "Since those funds were classified as a fraudulent conveyance designed to evade commercial creditors, the court has authorized the immediate seizure of all personal liquid assets, luxury vehicles, and high-value personal property within this residence."
Victoria rushed into the foyer, her voice rising into an ear-splitting shriek. "You can't touch this house! This is my home! I am Victoria Vance!"
Sarah Lin looked at Victoria with a cool, sharp smile.
"Not anymore, Mrs. Vance," Sarah said softly. "The mortgage on this property was assigned to Reyes Infrastructure Group at four o'clock yesterday afternoon. You have forty-eight hours to vacate the premises."
Sarah stepped past Julian, gesturing to the two deputies.

"Seize the vehicles first," Sarah instructed. "And check the master bedroom for jewelry. Miss Reyes has specifically requested that we recover the silver heirloom brooch your son stole from her luggage on the night of the wedding."
Victoria let out a strangled, breathless cry and collapsed onto the marble floor of her foyer, weeping into the unwashed carpet as the sheriff's deputies began cataloging her home.
